Do you know about Cap Rates but have trouble remembering how to use a Cap Rate to calculate a Price (Value)? Do you sometimes work with leases but can’t remember how to calculate an Effective Rental Rate? Perhaps you’re working on a lease for office space and want to do a quick Rentable to Usable Rate per square foot calculation. Perhaps you’ve heard about a Cash-on-Cash return but don’t know which numbers to use and how to do the calculation. If any of this feels familiar you will love this app.

Each screen is designed with easily identifiable inputs to calculate the result you’re looking for. If you’re not quite sure there is a “HELP” button that will take you to an explanation of how to do the calculation as well as a brief explanation of what this calculation is typically used for.

With this app and our easy inputs you can calculate:
1. Cap Rate; Capitalized Value; Net Operating Income
2. Cash-on-Cash Return; Cash Flow Before Taxes
3. Gross Rent Multiplier (GRM); Value using GRM and Potential Rental Income (PRI)
4. Effective Rental Rate for a lease (including upfront cash)
5. Gross Effective Rate (rate including reimbursed expenses, e.g., NNN’s)
6. Rentable / Usable square Footage and Rental Rate conversions
7. Loan Payment; Loan Balance at any point (Balloon payment)
8. Loan Amount using DSCR (Debt Service Coverage Ratio)
9. Effective Rate (Yield) on a Loan with Points
10. Internal Rate of Return (IRR) and Net Present Value (NPV)
